Avenir water quality: Seacoast results, hardness and filters

Who provides Avenir’s drinking water?
The City of Palm Beach Gardens’ Water Supply Facilities Work Plan, dated February 2026, states that Avenir’s potable water is provided by Seacoast through a 2006 bulk-service agreement with Palm Beach County Water Utilities. Seacoast is responsible for distributing and directly billing potable-water customers in its Palm Beach Gardens service area.
The City identifies Seacoast as the Avenir provider. Use the Seacoast report and confirm the provider name on the first water bill or closing documents before applying any system-level result to the property.
What does Seacoast report?
The report issued in May 2026 for calendar year 2025 says Seacoast water met federal, state and local standards.
Seacoast reports using nanofiltration, low-pressure reverse osmosis and a smaller treated surficial-aquifer blend.
The 2025 report lists a 3.7 ppm running annual average, below the 4 ppm maximum residual disinfectant level.
The report lists no detections for the regulated PFAS compounds in its 2024 monitoring. That is system monitoring, not a test of every Avenir faucet.

Why is Avenir different from an established neighborhood?
Avenir remains an active development area. The City’s project records show residential pods in various stages of approval and construction, including two single-family subdivisions totaling 293 approved lots in June 2026. Development information has described more than 4,000 homes at full buildout.
That growth creates a specific homeowner problem: buyers may assume a new house needs no water evaluation, or accept a builder-installed system without knowing what it treats. New plumbing reduces some age-related concerns, but it does not replace provider identification, testing or equipment commissioning.
What should a new Avenir homeowner check?
Follow the builder’s turnover instructions. Remove and inspect faucet aerators if debris or reduced flow appears after construction or plumbing work.
Record the model, media, installation date, bypass position and maintenance schedule. Confirm that the system is operating rather than assuming installation equals performance.
Test untreated cold water before sizing or adjusting a softener. Do not use an internet estimate for the entire community.
Seacoast uses chloramines. If reduction is desired, require media and performance evidence suited to chloramine at the home’s actual flow rate.
Measure the concern first. Point-of-use reverse osmosis may fit a TDS, sodium or certified reduction goal without treating every gallon in the house.
Document symptoms before modifying new plumbing or builder equipment. Determine whether the builder, installer, HOA or utility is responsible for the affected component.
Which treatment fits an Avenir water concern?
Whole-house carbon may be considered when the goal is reducing chloramine taste or odor. Ask for performance information at the home’s actual service flow.
Test untreated hardness first. A softener addresses hardness; it does not perform the same job as carbon or reverse osmosis.
Point-of-use reverse osmosis at the kitchen faucet may fit a drinking and cooking goal without treating every gallon used by the house.
How should equipment be sized for an Avenir home?
Square footage and home price do not size water treatment. The proposal should account for tested water chemistry, number of occupants, bathrooms, fixture count, simultaneous demand, incoming pressure and irrigation separation. Larger homes can have higher peak flow, but only the actual layout and demand establish the requirement.
Ask every installer to identify what each component is intended to change, show the applicable certification or performance data, state its service-flow assumption and disclose salt, cartridge, media and membrane maintenance.
A softener, carbon tank and reverse-osmosis unit perform different jobs. Adding all three without measured goals raises cost and maintenance without proving a better result.
